Meadow Mountain Water Supply Company (MMWSC) is a cooperative non-for-profit (501(c)(12)) corporation that provides some of the best domestic water to be found on the Colorado front range. Our raw water is primarily surface (creek) water that comes out of Rocky Mountain National Park. This water does not cross roads, established trails, domestic grazing land, or private property. The untreated water is transported through our water lines to our treatment plant. It then undergoes state-of-the-art treatment as required by the State of Colorado, including filtering and chlorination. The water then travels to your home or property site by gravity or pump through our water mains.


Membership: If you are own property in the Triple Creek Ranch subdivision, you are likely a member of the Meadow Mountain Water Supply Company. Memberships generally transfer with property ownership but are subject to approval by the Board of Directors. Property owners may not refuse or deny their membership. All owners of record of each property (each lot) are considered members. When a property (or lot) is owned by more than one owner, the owners of that property shall designate one of such owners as a voting member. Each lot is entitled to one vote at the annual meeting and at any special membership meetings called by the Board of Directors.


Governance: The ordinary business of the MMWSC is conducted by the Board of Directors (the Board). Board members are elected by the membership. They serve as volunteers and they are all MMWSC members. The Board is self-organizing, currently consists of seven members, and generally meets monthly. Email us to find out the date, time, and location (it changes each month) if you wish to attend.


Annual Meetings are held each year. At this meeting the membership conducts the business of MMWSC as required and/or allowed by the Articles of Incorporation and the Amended By-Laws. This includes an election for the vacant positions on the Board of Directors. The previous Board sets the agenda for this meeting. All members are strongly encouraged to attend these annual meetings. If you are unable to physically attend the annual meeting, you are strongly encouraged to attend by proxy. You may assign your proxy to any member in good standing. The annual meeting is an excellent opportunity for you to meet your neighbors, gain a better understanding of how water is delivered to your home or property, have your questions answered, provide your input, and, perhaps, volunteer your time to help insure that the residents of Triple Creek Ranch continue to have an abundant supply of clean, pure water. Water taps: Each lot is entitled to one service connection (water tap) to the water main owned by the water company. Each water tap must meet standards established by the Board. Each member is responsible for the installation and maintenance (including freeze prevention) of all components of their water tap. These components include but are not limited to the tap itself, welding cable, the curb stop, water pipe from the tap to the house, the water meter, meter readout and wiring, and special valves such as pressure reduction and backflow prevention. Please, do not attempt to install or modify your water tap without consulting the Board or the MMWSC maintenance person. Our advice is free, while any mistakes you might make could prove to be very costly. Please see the Lot Development page for more info. Additional water taps beyond the one normally allowed would require special permission and a special fee. Also, two or more households (different lots) may not share a water tap.
